HANDOVER & KEY TRANSFER

The handover day is more than just a formal key transfer. It is the moment when we make sure everything is correct—legally, practically, and administratively. Nothing is left to chance.

First, we ensure the financial settlement is complete. We collect:

  •  The first month’s rent
  •  The agreed deposit

Only after these payments have been made in full and on time is the property officially handed over. This guarantees a proper start and minimises the risk of misunderstandings or payment issues.

During the handover we carry out a thorough initial inspection. This is always done personally and with care. During this inspection we:

  • Check the condition of the property (technical and cosmetic)
  • Record any existing marks or wear and tear
  • Verify and report meter readings, keys, and any inventory lists
  • Create a detailed digital inspection report, including photos and notes
  • Have the report signed by tenant, landlord, and agent for mutual confirmation

The inspection report is an important reference point at the end of the tenancy—not only practically but also legally. It helps prevent disputes and provides a clear basis for the final inspection.
