DRAWING UP THE TENANCY AND MANAGEMENT AGREEMENT
Once the screening is successfully completed, we draw up the tenancy agreement. It may sound straightforward, but in practice it is highly specialist work. In letting, one error in the contract can have major consequences.
nterhouse works exclusively with the most up-to-date model agreements, tailored to the type of letting, the rental segment, and your specific situation as landlord. Thanks to our close collaboration with our real estate law firm and the structured training of our staff (annual at minimum), we are always fully up to date with the latest legislation and regulations. You are therefore assured of a legally watertight and practical contract.
Our approach includes:
- Selecting the correct contract model (fixed term, open-ended, diplomatic clause, Vacancy Act, etc.)
- Preparing the agreement correctly, including appendices and any additional arrangements
- If required, we’ll include a full English translation of the tenancy agreement
At this stage, we also discuss whether you only want us to handle the letting, or if you also wish to outsource the management during the rental period. Most landlords at Interhouse opt for full property management, both for practical and fiscal reasons. Particularly in box 3 taxation, outsourcing all tasks is a requirement to avoid issues with the Dutch Tax Authority.
By outsourcing management, you hand over day-to-day tenant communication, all maintenance, rental payments, lawful rent increases, any emergencies, homeowners’ association (VvE) communication, inspections, and settlements—without losing clarity or control.
