MANAGEMENT OF YOUR PROPERTY/PROPERTIES

Letting a property is one thing; managing it is something else entirely. During the rental period, issues arise that demand time, knowledge, and availability. Think of maintenance requests, emergencies, rent payments, rental increases, or interim and final inspections. Not every landlord has the time, expertise, or inclination to handle all this personally.

Property management with Interhouse is optional, yet most of our clients decide to go for it. Particularly for box 3 taxation, outsourcing the management is not only practical but wise fiscally. It prevents you from being classified as an active manager by the Tax Authority.

If you manage the property yourself, all this responsibility rests on your shoulders. That can work if you live nearby, have extensive experience, legal knowledge, and are always available. In all other cases, Interhouse takes this off your hands completely with fixed points of contact, short lines of communication, focus on tenant satisfaction, and a continuous grasp of your real estate.

Management is not an obligation. But if you want peace of mind, consistent returns, and certainty, it is the logical choice.

WHAT DOES MANAGEMENT INVOLVE?

  • Rent collection and administrative follow-up on arrears we work with a specialised debt collection
  • Reporting and administration of payments, including monthly overviews
  • Timely and correct rental increases in line with legislation
  • Statutory notice of tenancy agreements, ensuring legal termination
  • Daily availability for tenants with questions or request
  • 24/7 response to emergencies such as leaks or breakdowns
  • Start and end inspections, with full reporting and documentation
  • Deposit settlements within legal timeframes
  • Arranging the settlement of heating costs in accordance with applicable guidelines.
  • Reaching out to and coordinating with external parties for repairs or maintenance
  • Communication with homeowners’ associations (VvE), energy suppliers, and local authorities
  • Clear reporting and transparency towards you as landlord
