PROPERTY POINTS CALCULATION
The points calculation is an essential step in the rental process. It determines whether your property falls under regulated rent (and therefore whether a legal maximum base rent applies) or can be rented out in the free sector.
The system used for this is the woningwaarderingsstelsel (WWS), the Dutch housing valuation system. It assigns points to various characteristics of the property, such as:
- Living area
- WOZ value (official property valuation)
- Energy label
- Facilities such as kitchen, bathroom, and outdoor space
Please note: these thresholds are adjusted annually. The calculation must always be carried out according to the most current legislation.
Rental segments
Based on this points calculation, the property is placed into one of the following rental segments:
Social housing
0 t/m 143 points
Maximum base rent (2025):
approx. €879.66 per month
Mid-range rental
144 – 186 points
Maximum base rent (2025):
approx. €880.00 – €1,123.00 per month
Free sector (liberalised)
From 187 points
No maximum rent applies
Although landlords may perform this calculation themselves, there are risks. Incorrect or incomplete calculations can result in:
- A rent that must be legally adjusted
- Tenants unexpectedly invoking rent protection
- Fines or sanctions during inspections
- Uncertainty about the expected return

An insight into how property points work

But how exactly does the points calculation work? To provide more insight, we have included a floor plan of a home, which explains how each room scores points. For each room, we explain how the points are earned and the total number of points for that room. Finally, there is a general total points score, which shows which rental segment this home would fall into. For this example home, a WOZ value of €398,000 has been used (the average WOZ value for a home in 2025) and an energy label of A+.
